Building resort
property
in Sri Lanka —
hands-on and above board

I’m Yuri Goldberg, a serial entrepreneur. I sold my last company, Rerooms, to a strategic investor. Now I’m fully focused on my new venture, GET-Y — building a property development company in Sri Lanka.

About me

Why I build here

“The idea was born at a startup villa in Turkey; it is coming to life in southern Sri Lanka. I see enough potential in this country to build a billion-dollar company here.”

I have built many companies — from an investment firm to a platform for interior designers. I always work without grey schemes and with full transparency for investors.

I run the project personally — you can follow its progress on my Telegram channel (in Russian).

Why Sri Lanka

A country investors still underrate

Three reasons investors from around the world are coming here — and why I build here.

🇮🇳
India next door

The world’s most populous country is just across a narrow strait. Its growing middle class is a ready-made tourist flow right on the doorstep.

📈
Economy and tourism are growing

A fast recovery after the 2022 crisis: record tourist arrivals in 2025, GDP growth of ~5%, and property prices still at entry level.

🌿
Nature, history, culture

Ocean, jungle, tea plantations, ancient temples and whales off the coast — all on one small island with a mild climate all year round.

Honestly about the risks. I don’t gloss over the 2022 crisis or the high public debt (~75% of GDP). The IMF programme helped stabilise reserves — what matters is the recovery trajectory, and it is positive.

My approach

The principle of
full transparency

I show the financial model to every investor. It isn’t marketing — it’s a decision-making tool. If you think the price is too high or too low, you have a choice.

Seems expensive?

Invest in the company’s equity — then the developer’s margin works for you, not against you.

Seems like a good deal?

Buy an apartment — lock in the entry price and earn rental income.

Same goes for management

If the management fee seems too high, invest in the management company. An open model works both ways.

Safeguards

How I protect investors

01

Stage-based payments

A 30/20/20/20/10 schedule — each tranche is tied to a verifiable construction milestone. No money is paid ahead of progress.

02

Purchase via an IIA

Inward Investment Account — funds come in EUR, rent is paid in USD, and income can be repatriated without restriction.

03

Full ownership

A fully legal structure, protected by the Constitution of Sri Lanka and Land Act No. 38 of 2014. No grey schemes.

04

Transparent reporting

Documents, permits and the financial model are open before you sign. Regular reports at every stage.

05

Construction only with a full set of permits

No stage starts without a permit. UDA PPC (Urban Development Authority) approval has been obtained. The building licence and all approvals come before each phase starts. No “build first, legalise later”.

Legal and financial questions

Yes, through a fully legal structure. Ownership is protected by the Constitution and Land Act No. 38 of 2014. Direct land ownership by foreigners is restricted, so lawful structures are used — I work only with a legal model and show it to you before the deal.

That’s exactly why payments follow a 30/20/20/20/10 schedule tied to verifiable milestones. UDA PPC approval is in place, you can bring in independent technical supervision, and all documents are open. I am personally on the project.

The contract is in EUR, rent is in USD, and payments go through the investor’s repatriable account (IIA — Inward Investment Account). It is the legal mechanism for a foreign owner to bring in funds and repatriate income.

Fully remotely: review the project and documents online, sign the contract, pay by stages. The deal can also be done by power of attorney. You have direct contact with me at every step.

I don’t promise a “guaranteed” return. I share target projections for a specific unit during a consultation, based on market data for the south coast.

I talk about it openly. After the crisis the country restructured its debt with IMF support, inflation came down, credit ratings were upgraded, and tourism set a record in 2025. The low entry point is part of the investment thesis.
